FIRE REMEDIATION
In the wake of the demand driven by Government and the Developers Remediation Contract, we have experience and growing expertise in best methods of how to best achieve your EWS1 and regulatory sign off.
Working as either principal contractor or subcontractor, we carry out the following:

We understand that in most cases the buildings are occupied, and that the work must be carried out in accordance with full regulatory approval, yet also the most cost effective method.

INVESTIGATIONS
Either under a PCSA, or as a stand alone order, we help conduct intrusive surveys to help identify non-compliant materials and fire-stopping failures. With the help of the fire engineer, we ensure we only strip and replace what is absolutely necessary to minimise costs for the FRAEW report to be produced.
Our works can include:

Access/Scaffold Strategy
Methodology of Delivery
Pre-condition Surveys
Scaffold Licence
Highway License

GOLDEN THREAD
We maintain a transparent and compliant digital record of all materials, testing data, and installation methodologies. This ensures you are handed the complete, legally required trail of building information upon completion.
These deliverables include:
As-built architectural drawings
O&M manuals
Material warranties and fire test certifications
Photographic evidence of concealed installations (through One Trace)
Product data sheets for all A1/A2 materials

BSR SUBMISSION
We manage these critical submissions alongside the principal designer, handling the intricate documentation needed for High-Risk Buildings (HRBs) to achieve approval from the regulator.

These works can include:
Gateway 2 & 3 application support
Building Control body coordination
Construction Control Plan management
Change control logs and recording
Final compliance declarations

RLO (RESIDENT LIAISON)
In most cases these buildings remain occupied during remediation. Our dedicated Resident Liaison Officers maintain clear, empathetic communication with leaseholders and tenants, minimising friction and ensuring smooth daily operations while they remain safely in their homes.

These services include:
Dedicated on-site Resident Liaison Officer
Weekly resident newsletters and progress updates
Meetings and drop-in sessions
24/7 out-of-hours emergency contact

EXTERNAL WALLS
Leveraging our facade expertise, we safely strip combustible materials, replacing them with fully certified, non-combustible systems. Our approach ensures minimal disruption to the building fabric while maximising thermal and fire performance.

These works can include:

Combustible material strip-out and safe disposal
Rainscreen cladding and EWI replacement
Cavity barrier installation and inspection
Insulation replacement (A1/A2 rated)
Weatherproofing and structural backing board replacement

DECKING
We remove non-compliant timber and composite balcony decking, and replace with, A-rated aluminum support subframes and boards. This eliminates exterior fire pathways while upgrading the aesthetic and lifespan of the balconies.

These works can include:

Balcony condition surveys
Strip-out of combustible decking and joists
Installation of A1/A2 rated aluminium decking
Non-combustible subframes and adjustable pedestals
Drainage and waterproofing integration

INTERNAL WALLS
In accordance with the fire plan, and if deemed necessary, we can restore crucial fire compartmentation that is essential to building safety. This can include fire-stopping to service voids, risers, and internal partitions to prevent the spread of smoke and flame between apartments and communal areas.
Compartmentation surveys and reporting
Fire-stopping of MEP service penetrations
Riser shaft remediation
Intumescent sealing and batts
Upgrades to structural compartment walls

FIRE DOORS
Whether for flat entrances or communal corridors, we install the components deemed necessary to achieve the upgrade and certificate. All components are installed and rigorously checked, and signed off to meet current regulations upon handover.
